Every number below is computed directly from live MLS inventory rather than estimated, and each figure is labeled with exactly what it measures — active list prices are list prices, not sale prices.
All inventory figures are computed from active MLS residential listings as of September 8, 2026. Median list price is the asking price of active inventory — it is not a sold-price statistic. Sold data is shown only for cities with at least 5 recorded closings in August 2026; where that threshold is not met, the metric is omitted rather than estimated.

San Fernando Valley aggregate covers: Burbank, Encino, Granada Hills, Mission Hills, North Hollywood, Northridge, Porter Ranch, Reseda, Sherman Oaks, Studio City, Sun Valley, Sunland, Sylmar, Tarzana, Toluca Lake, Valley Glen, Valley Village, Van Nuys, Winnetka, Woodland Hills.
The Valley continues to offer the widest range of price points in Los Angeles, from condos and starter homes on the north side to estates south of Ventura Boulevard. Inventory is healthy enough that buyers have real choice, while correctly priced homes still move quickly. Homes that sit are usually priced against last year's comps rather than today's.
