    The San Fernando Valley housing market in early 2026 reflects a market finding its balance. After several years of rapid price appreciation, we're seeing more measured growth in most neighborhoods. Median home prices across the Valley hover around $950,000 for single-family homes, though this figure varies dramatically by neighborhood—from approximately $650,000 in North Hollywood to well over $2 million in Encino's south-of-the-boulevard estates.

    Studio City continues to command premium prices, with the median single-family home selling at approximately $1.6 million. Encino follows closely, particularly for properties south of Ventura Boulevard, where estate homes regularly trade above $2.5 million. Sherman Oaks offers a broader range, with condos starting around $500,000 and single-family homes ranging from $1.1 million to $2.5 million depending on location and size. Woodland Hills and Tarzana provide relative value, with family-sized homes available from $900,000 to $1.5 million.

    Inventory Trends and Days on Market

    Inventory remains the key story of 2026. While we've seen a modest increase in listings compared to the historically tight markets of 2023–2024, well-priced homes in desirable locations still receive multiple offers within the first week. The average days on market across the Valley sits at approximately 28 days, but homes priced correctly in Studio City and Sherman Oaks often go under contract in under two weeks. Overpriced listings, however, are sitting—a clear signal that buyers are savvy and won't overpay.

    For buyers, this market offers more negotiating room than we've seen in years, especially in the $1–2 million range. Sellers who price strategically and present their homes well are still achieving strong results. The key for both sides is working with an agent who understands the hyperlocal dynamics of each neighborhood—because the Valley is not one market, it's twenty different ones.
