But here's the reality many first-time buyers don't realize: you don't need 20% down, there are state and local assistance programs available, and there are genuinely affordable neighborhoods throughout the San Fernando Valley and greater LA area where you can build equity and put down roots.

    California First-Time Buyer Programs and Assistance

    California offers several programs specifically designed for first-time buyers. The CalHFA (California Housing Finance Agency) provides below-market interest rate loans with down payment assistance of up to 3.5% of the purchase price. The MyHome Assistance Program offers a deferred-payment junior loan for down payment or closing costs. Step two is defining your must-haves versus nice-to-haves. Step three is touring homes with your agent (that's me). Steps four through seven cover making offers, inspections, and closing. The entire process from first tour to getting keys typically takes 60–90 days, though your search timeline may vary.

    Common First-Time Buyer Mistakes to Avoid

    The biggest mistakes I see first-time buyers make include: shopping before getting pre-approved (which wastes time and creates heartbreak), fixating on cosmetic details instead of fundamentals (location, layout, lot size), and waiving inspection contingencies to compete (which can be financially devastating).
