Best Los Angeles Neighborhoods for Families in 2026

What Makes a Neighborhood Family-Friendly?
When families come to me looking for a home, the conversation always starts with schools. Los Angeles has an incredibly varied educational landscape—from LAUSD schools with magnet programs to highly rated charter schools and prestigious private institutions. Beyond schools, families prioritize safety, proximity to parks and recreation, walkability to kid-friendly amenities, and a genuine sense of community. The good news is that the San Fernando Valley excels on all of these fronts.
Top San Fernando Valley Neighborhoods for Families
Calabasas consistently ranks among the most desirable family communities in all of Southern California. The Las Virgenes Unified School District is one of the top-performing in the state, and the city offers a suburban feel with excellent parks, hiking trails in the Santa Monica Mountains, and upscale shopping at The Commons. Homes range from $1.5 million to $5 million+. Sherman Oaks offers excellent access to highly rated schools like Millikan Middle and Sherman Oaks Elementary, with a vibrant Ventura Boulevard corridor that families love. Encino, particularly south of the boulevard, features large lots, tree-lined streets, and a peaceful residential atmosphere with homes from $1.2 million to $4 million.
Glendale and Burbank: The East Valley Family Favorites
Glendale and Burbank are the east Valley's family powerhouses. Glendale Unified School District is one of the highest-performing in LA County, and the city's walkable downtown, brand-new Americana shopping and dining complex, and strong sense of community make it a perennial favorite. The Armenian community in Glendale is large and vibrant—as an Armenian-born agent, I help many families from this community find their perfect home here. Burbank offers the charm of a small city within LA, excellent schools in the Burbank Unified District, and a family-friendly downtown with independent shops, theaters, and restaurants. Median home prices in both cities range from $900,000 to $1.5 million.
Budget-Friendly Family Neighborhoods Worth Considering
If you're looking for family-friendly living at a lower price point, consider Porter Ranch, Granada Hills, and Northridge. Porter Ranch offers newer construction, planned communities, and proximity to excellent schools. Granada Hills features charming ranch-style homes on larger lots with a small-town feel. Northridge, home to CSUN, offers good value with homes ranging from $700,000 to $1.1 million. All three neighborhoods provide safe, suburban environments with easy access to parks, shopping, and the 118 freeway.
